Rules & Regulations

 

The Coronado Condominium Owners Association rules and regulations are designed to protect the rights, privileges and safety of all Unit Owners and guests, to enhance the enjoyment of Coronado’s beauty and charm, and to safeguard our association property.  The Board is not attempting to restrict the enjoyment of using our amenities, common and limited common elements, but, rather to establish procedures to assure maximum comfort and safety to all owners.  With thoughtfulness and consideration to others, we ask all Unit Owners, guests, renters, lessees and employees to abide by the spirit of these rules voluntarily.

 

  • All rules apply to unit owners, their children, guests, renters, lessees, contractors and other invitees.
  • This is a summary of the rules and is not all inclusive or all descriptive and is not a substitute for the official documents.
  • The failure to abide by any rule or regulation may subject the owner, guest, renter, lessee, contractor or other invitee to fines and other sanctions.
  • Failure by the respective Board of Directors to enforce a rule or regulation does not prohibit such Board from enforcement in the future.

Lanai Screen Door
Guidelines for lanai enclosures and screen doors ( 1st floor units). Please note that Board of Director approval is required before any work can begin.


Hurricane Shutters


If you planning to install hurricane shutters on your unit you will need to review the approved specifications and complete all forms for review and approval.  Please note that Board of Director approval is required before any work can begin.

 

Coronado Fee Collection Process

 

Fees are due on the 1st day of the quarter: April 1, July 1, October 1 and January 1

  • Coupon books are sent as a courtesy to the address of record
  • No other invoices or notices are provided
  • It is the responsibility of the Unit owner to ensure payment to Association's manager by the due date
  • Direct debit is encouraged to avoid sanctions


11th day of 1st month:

  • A late notice will be sent by Association manager
  • A late fee of $25.00 will be assessed
  • The legal maximum interest (currently 18% per annum) will begin being accrued from the original due date


1st day of 2nd month:

  • An additional late fee of 5% of the quarterly condo fee (less the previously assessed $25.00 fee) is assessed.
  • The account is sent to Association's attorney for collection
  • A letter from the attorney will be sent to the Unit owner notifying of intent to place a lien on the property
  • The letter will also notify the Unit owner of the intent to accelerate the fees for the remainder of the fiscal year (e.g. through March of the following year)
  • Attorney's costs become the responsibility of the Unit owner
  • The attorney's office must be contacted in order to pay the condo fees, late fees, administrative fees, interest, attorney's costs and to clear the account
  • The Unit owner will have 30 days from the date of notice to pay the fees and charges to preclude the lien  from being filed and fee acceleration from taking place
  • Interest continues to accrue until the account is settled
  • Only payment in full will preclude continuing the collection process


30 Days after lien notice

  • A lien will be placed on the property
  • A letter from the Association attorney will be sent to the Unit owner notifying of intent to file a foreclosure law suit
  • The letter will also inform the Unit owner that the fees for the remainder of the fiscal year are now due


30 Days after foreclosure suit notice

  • A foreclosure suit will be filed in Lee County Court
