The sale is expected to close by the middle of March.


Unit 2A: 

We have a purchase offer for the unit and have submitted a settlement offer to the bank.

The bank has entered a motion for Summary Judgment to foreclose the property 

Water Heater Venting Issue Resolved

November 28, 2009


Last Spring, we informed you of a possible problem with water heating vents within our buildings.  We can now tell you that this concern is NOT a problem and the issue is now resolved.

 

After numerous inspections by TECO Peoples Gas, the local fire department and state gas inspectors, no agency would formally document that we had a problem.  TECO informally admitted they had made a mistake and requested the Association hire a licensed professional engineer to inspect our vents.  TECO even agreed to pay for the cost of the engineer.

 

The signed engineer’s letter is available click here.  We have replaced the 24 vent caps mentioned in the letter. The Association’s Board considers this issue closed.

 

As a unit owner, there are some things of which you need to be aware:

 

  • Given the fact that we have gas appliances and that garages are located beneath living areas, we urge you to use carbon monoxide detectors within your unit
  • The water heaters are your personal property and are not owned by the Association.  It is your responsibility to ensure that your water heater is the type compatible with the existing venting and that your installation is safe and meets code.
